Demand drivers

Three durable forces support Eastover pricing: a fixed supply of a few hundred parcels, the Eastover Elementary and Myers Park High assignment, and a location that puts Uptown, the medical campus, SouthPark, and the airport all inside a twenty-five minute drive.

Charlotte's continued in-migration of finance, healthcare, and corporate leadership keeps a steady, small, well-capitalized buyer pool pointed at this corridor. That pool does not grow much, but it does not shrink.

Risks and honest caveats

Rising construction and insurance costs raise the carrying cost of a large masonry house with a slate roof. Property tax revaluation in Mecklenburg County can move assessed values materially. And rebuild activity, while it supports land value, changes the character of a block in ways some buyers will pay less for, not more.
